water heater maintenance

This post is a personal one, as this is about my own water heater and its performance over the Thanksgiving break.

Water heaters are an essential component of our daily lives, providing us with hot water for various purposes such as bathing, cooking, and cleaning. However, like any other appliance, water heaters require regular maintenance to ensure optimal performance and longevity.

Why is Water Heater Maintenance Important?

Well, when your wife tells you that the shower is ice cold and she's not happy about it, things need to happen!

Especially when it's over a holiday period.

Regular maintenance of your water heater is crucial for several reasons. Firstly, it helps to prevent unexpected breakdowns and costly repairs.

By identifying and addressing minor issues early on, you can avoid major malfunctions that may require professional intervention. Secondly, proper maintenance ensures energy efficiency, leading to lower utility bills.

What most people may not know is, water heaters are relatively simple. it's a tank, with one or two heating elements and one or two thermostats which tell it when to heat the water and stop heating the water. An issue with any one of these will cause it to malfunction.

You can buy a service kit for most water heaters for less than $100, mines came from Lowes and was $60

I installed this on mine, it took about an hour and uses only basic tools.

Make sure power is off and the tank is drained fully before doing any tasks.

Follow this instructions to swap out the top and bottom Thermostats and unscrew and replace the heating elements. Refill the tank and bleed it of air, then turn back on the power at the breaker box.

If you are not confident about any part of the process, a plumber can do this for you, but it's a wise move to have it done every few years.

I discovered ours was only working at 50% efficiency, see the photographs! Who knows for how long! so now we are enjoying more hot water and lower energy costs. just in time for winter!

Don't be like me and leave it until it breaks!

Oh, and if you don't maintain your appliance, you may have to call us to clear up the mess afterwards if it leaks or fails. Best Option Restoration 832-699-4267
